Inside Our Residential Projects: How Premium Homes Get Their Finish

Residential work is where finish craft meets real life: families living through the work, society lift rules, a toddler's handprints as the final durability test. Here is how our residential projects actually run across Mumbai, Thane, Navi Mumbai, and Pune, and what makes each type of home its own problem.

The builder-white upgrade

The most common residential brief in Kharadi, Baner, Wakad, and Navi Mumbai's newer sectors: a just-handed-over flat in builder-grade white that the owners want to feel like theirs. The usual program is one feature surface per key room, a full repaint in a better system than the builder used, and often a microcement pass in one bathroom. Two to three weeks, phased, while the family moves in around it.

Living through the work: the occupied-home method

Nobody moves out of a Bandra or Koregaon Park flat for a repaint. Our occupied-home method is one room sealed at a time behind dust barriers, low-VOC systems throughout, furniture wrapped as standard, and the site broom-clean every evening so the family's day ends normally. The schedule is agreed to the room, not just the week.

Heritage and older homes: walls that must breathe

Bandra's gaothan low-rises, Camp and Kothrud's older bungalows, and much of South Mumbai carry lime-and-brick walls. The wrong sealed paint traps moisture inside them and the wall fails from within. On these projects the finish decision is building physics first, aesthetics second: breathable lime and mineral systems, damp corrected at source, and patience with curing.

Kitchens and bathrooms: the seamless turn

The strongest recent shift in residential briefs is toward seamless wet-area surfaces. Microcement over existing tile has made bathroom renovation possible without demolition, and kitchen counters and splashes increasingly follow. For owners in occupied towers, no debris and no hammering is not a luxury; it is the difference between doing the renovation and postponing it for years.

What a residential project timeline really looks like

  • Site visit and surface assessment, then a fixed written quote.
  • Sample boards approved in your rooms, in your light.
  • Phased execution, room by room, with daily clean-down.
  • Joint walkthrough under proper lighting, snags resolved, care kit handed over.

Can you work while we continue living in the flat?
Yes, that is our default residential method: one room at a time, dust contained, low-odour systems, and the home returned to normal every evening.
How do you handle society rules and timings?
We plan around them from day one: service-lift bookings, permitted work hours, debris rules, and security formalities are built into the schedule, not discovered mid-project.
Do small projects, like a single feature wall, make sense for you?
Absolutely. Single-wall decorative and texture projects are a large share of our residential work and get the same sample-first process.
