South Mumbai is the oldest building stock we work on, and the one where the wrong product does the most damage. The Art Deco and colonial-era buildings along Marine Drive, through Churchgate, Colaba, and Fort were built with lime plaster and are designed to breathe: moisture moves through the wall and evaporates off the surface. Coat that in a modern impermeable acrylic film and the moisture cannot leave, so it sits behind the paint, lifts it off in sheets, and rots the plaster underneath.
So heritage and heritage-adjacent work here uses breathable, mineral and lime-based systems, and colour matching to the existing scheme rather than the nearest shade card. Where the building falls under heritage precinct rules, the finish has to satisfy those constraints too. Alongside that, we do straightforward high-specification interior work in the area's apartments, where age, humidity, and settlement cracking all show up together.
