Mulund runs up against the hills at the edge of the national park, and the buildings on the higher, tree-shaded side have a damp profile closer to Borivali than to the rest of the central belt: shaded elevations that stay wet longer after rain, and consequently algal growth and slow-drying external plaster on the north side.
Mulund's building stock is largely established society housing with an engaged, cost-conscious residents' committee, and we quote accordingly: a written scope, a clear split between repair and repaint, and a phased schedule so the wings are done in sequence rather than the whole building being a site at once. The finish standard expected here is high but the appetite for decorative extravagance is low, which suits us fine.
